What needs to be noted while buy land in kerala?

Hi,
I am about to buy a 5 acres land in chittur palakkad district of kerala,
I am from tamil nadu.

I want to know what are the thing that i must take note of.
this is my lifes saving and i cant offerd to loss anything, so any advise on what i must need to check and and what i must need to follow would help.

i believe there are lots of rules pertaining to land ownership and culitivation in kerala, would appreciate if people can give me the details i need to check, and if possible the process ...

I would suggest please consult a legal advisor, since its a huge amount you will be investing. They will have all details pertaining to purchase and sale of land.

Hi,

I bought the land near Vandithavalam, in Palakkad couple of years ago. An advocate verified the docs and also drafted the agreements.

In addition to verifying the sale deeds, tax paids ..you have to check if the original documents are pledged in some banks for loan. If it is there, you may have to go to the bank and verify the amount etc..Also encomberance certificate also will indicate the transactions.
