Don't expect miracles. You need to wait for atleast 20 years to obtain a reasonable yield as far as Teak is concerned.
If you want early returns go for multicrops in your 100 acres with Melia Dubia, Turmeric, G-9 tissue culture banana alongwith Teak, Sandalwood.

You can go for ultra high density plantation of guava yield will start from 2nd year onwords
