Looking For Land in A Valley

I am looking to purchase about 5 acres in a valley in the Western Ghats. Konkan region preferable.

Undeveloped land is OK but I will also consider an existing plantation/farm if the price is not too high.

I am unwilling to pay a premium for an existing farmhouse.

A stream on the property is a bonus.

Property need not be a road touch but road access is a bonus.

What is your price per acre budget? You need to share that too if you really expect to receive any inputs from the wider group

I my cut off is about 3 lacs an acre.
2-2.5 lacs an acre is good.
1-2 lacs an acre is nicer.
Below this rate would be superb.
I need atleast 4-5 acres and would love to have more for my budget.
I am looking for valley locations with water.I want to put the farm to mixed use and keep some native cows. So the slopes have to be gentle.
