Just want to clarify that NRIs or POIs cannot buy agricultural land in India. i.e they cannot register it in their own name.
The option would be to buy it in someone else's name.

True non residents cannot purchase farmlands.

A person said to be non residents does satisfied below mentioned both conditions (not eligible to purchase farmlands)
-he is in India in that previous year for a period or periods amounting in all to 181 days or less or
-he is in India for a period or periods amounting in all to 59days or less in previous years during the 4 years preceeding that previous year 364 days or less.

In other words(eligible for purchase of farmlands)
-stay more than 182days or more or
-in previous year stay more than 60 days and 365 days or more in 4 preceeding previous year
-by following any above conditions + below conditions.
*non resident in India in9 out of 10 preceeding previous year.
*he has been in India for a period not exceeding 729 days during the 7 preceeding previous year.

Accounting year April- march 31
stay may continuous or discontinue.

-these people can purchase lands.
Nri can purchase by help of family members.
