Hello sir,
cold storage establishment is not on land but the crops cultivated near by area in and around, not all crops require cold stored high value crops and low volume crops can be stored like apple,Potato,Resins,pomogranate and to some extent export of grapes are stored you can also depend on flower growers also but remuneration is less. if lot of dairy products and meat export is there in your area means you can think of establishing cold storage.
cost for 100 mt capacity cost around 1 to 1.25 crores you will also get subsidy from NHB,NHM and ministry of food processing they will provide subsidy to the tune of 50 % please visit respective website for further details. first make fusibility report and crops cultivated meet line department people near to home town like Horticulturist, agriculturist, fishery department. for detials on NHM and NHB please make visit to horticulture department
