Since I started getting a number of private inquiries from those who want more information about buying Land in the USA and am not certain what information I can send you, here's a brief of what I am sending in my emails.
I am posting this to save me the time as I am convinced most of these inquiries are without merit.
So here we go:
Most land transactions are consummated in the US, thru a licensed Real Estate Broker. In general, transactions are transparent and value of the property can be determined using a licensed Appraiser. Clear Title and Ownership is validated by a licensed Title Agency and insured with a Title Insurance Policy. Land transactions are well developed process with little ambiguity. If you are going thru the correct process you will not be completely fooled by someone as might happen in other countries.
A starting point will be to determine the purpose of the land and your investment objectives. For instance, if you are looking for outdoor gardening 365 days a year, it will not be practical on the East Coast. Certain fruits and vegetables cannot survive the four seasons. On the other hand, certain portions of the West Coast may be ideal for such use.
Availability of loans are nearly non-existent for non-resident, private individuals, at this time. Note that I said, "nearly" and not "completely". There is always money in the US for the right reasons.
