Buying agriculture Land - Need some guidance/suggestions

I am looking at buying some agricultural land near my native.
However I need some suggestions on the same before buying

  • Should one buy black soil or red soil lands, in general. I am looking at growing paddy initially and then later move to a mechanized dairy (with inhouse fodder)
  • Should one look for virgin, fallow or cultivated lands in particular. Which is better.
  • Temperature in general is 27c to 40c in this region. Will this be a limiting factor for carrying out any generic agricultural activites .
  • The Fluoride content in the ground water in this particular region is very high.Will this have any effect on plants? should only some specific varities need to be grown?
  • on similar lines will having an animal farm (poultry/dairy etc..) in this region prone to any adverse effects.
  • I came across about some lands being saline-akaline affected? What does this mean. How can identify the same (say from surface level)?
  • Should we do a soil test and water test before buying. How can one assess the ground water availablity before buying.
  • What are the "technically must" know/identify/check items before buying agricultural land, specially from a practical long-term perspective.
  • Any links, Technical-pointers, practical-issues, on this subject will be very helpful.

Hi

You can buy lands with red soil, they are suitable for cultivation of most of crops. If the fluoride content is high in water it needs some treatment. You need to have a soil and water test done before you begin cultivation.
