Needs to use discounted cash flow

Dear Sir,

For such a long gestation project, the correct way to compare two opportunities (Bamboo Vs Teak) is to carry out a discounted cash flow calculation, followed by NPV (Net Present Value) calculation of both options.

The NPVs of both projects, based on the cash flows you have mentioned, when discounted at 12% per annum would be as follows:

NPV for Bamboo - Rs 21,376
NPV for Teak - Rs 20,11,154

At the end of the project (18 years), Bamboo project will have a residual value of Rs 66,666 (equivalent to an annuity of Rs 8,000 per annum) whereas Teak project will not have a residual value.

This is only to give the correct perspective.
