Agri land price- Are they real

Recently I was looking for agricultural land for serious agri business near Pune. However I was taken back by the cost of land. The places I have seen is in mid of nowhere and the cost is any where between 20 lac to 40 lac per acre. I am wondering how come a genuine farmer really think of growing with the present cost of agri land.
No price for guessing it’s the black money which poured into land speculation but I wonder how long can one hold to this cost.
My question is:
1. Is this the time to buy agri land or wait for the bubble to burst say next 3 to 6 yrs.
2. The price quoted are real or when you go to buy you can actually bargen to much less value.
HELP- I want a small farmland near Pune at realistic price.
 

Agri land rates

No the prices of land in pune are really high.I don't know how much land you need but the rate near pune around 20km radius is 2cr per acre. So its better you plan some where near daund where you can at least get land at desired price.

Guess what u r referring is agri land near Pune which can be commercially exploited in near future.
However If you go any where around Pune in about 40-50 km radius the cost of land is any were between 30-60 lac acre.
Correct me if I am wrong but I do not see any commercial activities or good farming in and around the area I have visited.
Now 40 lac in bank will fetch me 4.5 lac per annum where the max. I can earn from any agri activity will be 1 lac per annum per acre (Lets not talk about people who guarantee project with loads of money).

So my question is- I want to be a farmer (My grandfather been a farmer and somewhere down the line we got lost in city life) is this the right time to buy agri land with the current market price (Repeat only for agri purpose) or shall I wait for say 4-5 yrs and wait how the Indian economy is doing, what stand Govt. takes on black money issue or land reforms in near future.

Any advise?
