Dear all,
I am looking at buying agricultural land in the AP or TN side, within 120 to 150 kms from Bangalore. The areas that I have presently identified are in Anantapur / Chittoor border areas like Hindupur, Lepakshi and Madanapally. In Hosur (TN) the areas identified are near Bagalur, Hosur and Mathigiri.
I am NOT interested in agricultural land in Karnataka (unless already converted or conversion will be undertaken by seller prior to purchase).
The land should be within 10 kms from the nearest big town and adjoining the state / national highway (road facing preferred).
The price I am looking at is around Rs. 45,000 to 50,000/acre and keen on picking up 20 to 30 acres. For the right parcel of land, a smaller land acreage or slight increase in offer price can also be considered.
The soil should be very fertile and level. Water should be readily available at around 50 to 150 feet all year round.
Organic farming is proposed on the site, so please provide details of the soil and the previous crops on the land. This will be checked by specialists engaged by me prior to the purchase finalisation.
Title should be crystal clear and will be checked by top lawyers engaged by me. Clear boundaries with no encroachment or litigation. Preference for single / contiguous parcel of land (with one family) who have been holding for more than 30 to 40 years.
