Question Suggestions for buying Agriculture land(empty/ with minimal plantation)

Hello members/ experts, I am looking for some suggestions to buy agriculture land(around 5acres or less). Appreciate any valuable suggestions w.r.t the below questions: -Is it better to buy land in TN/ KA or KL? -Which soil type would be better? -Any reliable source or direct seller contacts? -Is it better to go for an empty agri land or with plantation? -What are the beginner mistakes to avoid or things to avoid? -Prices are all over the place when buying a land. What would be the best way or reference to ensure the price is fair and not overly priced, as in most cases. I believe the response to the above questions would help many who are trying to setup a farm in the right away. Thanks
