Pl be very careful as the regulations around this are very tight in maharashtra and normally 7/12 from outside of maharashtra will see some challenges when you go to get your land transfered here. Unless you go, meet and get confirmation from the tahisildar of the taluka where you plan to buy.

If this is in Maharashtra, then it may not be possible to buy agric land here without farmers certificate and 7/12. I myself am facing some probs, with some similar issue. You can buy agri land in TN, Rajasthan and UP without farmers cert.

Is that a typo - 5000 per guntha is also not possible as per the current state of affairs and i am not a broker so have not bias. Minimum have budget of 3 lacs per acre for good, fertile land with water and road access.

It depends on the location, however here are some thoughts - Fencing should be live fence of say cactus or best if half stone wall with barb wire on top - Then you can plant royal palms around the fence at distance of say 20/25 feet to give it s very good look overall

If this is Roha in Raigad, then I believe the rates would be atleast 8+ lacs / acre for a good road access agric land. I am basing it on the fact that good agri land immediately post Kolad is around 7 lac / acre.

Depends on where you want to buy land? If the proposal is in Maharashtra, then it is possible to get a farmer certificate by buying land in Rajasthan and then using that to buy the agri land here. I also believe that TN also provides for purchase of agri land without farmar certificate...
