Default Wanted Tips for Buying Agri Lands

Dear Friends,

We are a group of city dwellers interested in starting Agricultural activity as a hobby. Our interest is to implement the methods of Rain water harvesting and Organic farming and also to generate small time employment to rural families.

We are looking out for buying dry Agricultural Lands of about 5 to 10 Acres each with a budget of Rs 1 to 3 Lakhs per Acre some where in between Kanakapura and Malavalli.

Can any of you, experienced agriculturalists or land dealers, land buyers let us know the procedure of buying the agricultural lands, any tips as to how to authenticate the seller and what are the documents to be checked before buying. Also the tricks used by villagers to sell govt lands such as gomala, kharab etc.

With the recent boom in lands due to Airport and IT activity we do know that out there a lot to malpractice take place. Any tips as to how to operate through land agents and other things from experienced persons would be helpful for us and also to others. Any suggestions / tips would be highly appreciated .

Murali,
We are doing such actvities already near a town called Kovilpatti.
You can get in touch with the Director of the farm Mr.Ramamoorthy. He has 20-25 years of expierence in farming and can help you with your questions.

Dear Murali,
for legal aspects u have to contact a reliable lawyer to check the documents.
documents to be checked are khata, pahani or RTC,tax paid receipt, sale deed-previous and 13 years EC from subregistrar.Then general enquiry will help to find good seller. beware of lawyers who would take shelter under allebi that I have checked given documents.
It requires some experience to identify genuine documents.If u need further help on any aspect contact me at jayanagar.Bangalore

Yes, find your doubts to be true.there are unscrupulous dealers who engage in malpractices, so better watch out.
One of the sure & safe way of ascertaining the clear title of agri land is to make a search in Govt. Land records.Any good lawyer can do that for you for a small fee. All you have to do is provide with the registration number of the land that you want to purchase. If there is anything more you want to know mail me or leave a message. We are into land & Agri consultancy. At present our working area is Gujarat.

Arrow land in Gujarat

Can any one of you throw some light as to how an non agriculturist can buy agricultural lands in Karnataka. With so many people buying agricultural lands in and around Bangalore I am sure there must be an easy way out.

I was told that one needs to take the permission from the Thasildhar. Any body having any idea how this is achieved ??

It is long since we have communicated .Did you finalise any lands. Some friends could finalise at 3-4 lacs at maddur. malavalli can be still cheaper.If you have done you can contac tme for cultivation advise . we offer assured buy back of crop also.
