Default Procedure for purchasing agricultural land

Hello
i am interested in buying agricultural land in Shimoga, Karnataka, india. i never had any land before neither no one in my family members are farmers. i have heard that only those who are farmers can buy land. is this true? if yes,
what are my options? and how do i go about doing that ?

An agri. land can be purchased only by a farmer In Karnataka State. Otherwise the total area should be converted to non -agri. land by paying Rs.3,000-5,000 per cents as convertion charge. The next option is you should come and settle in Karnataka State, work as a farm worker for minimum three years, [ofcourse you should have a ration card]. Then you shall be able to purchase 50 ents of land. Onec the RTC [final document of the land] got in your name you can purchase further more lands.

How is that many guys from Andhra etc come and buy lands here hundereds of acres at crores of rupees.

There must be an easy way out. Can you let us know about this ??

There are certain technical ways which are legal also to acquire land in karnataka. I do not want to post the details for the reasons that publicity spoils the sanctity and negative elements will spoil further. If you are a genuine buyer finalise the purchase deal and contact me with a simple agreement of sale. I do not charge any fees for this service/advise.

In Karnataka, you can not buy any agri land unless you belongs to farmer's family and you should have Khatha in your name. The next option is you buy land in Andhra Pradesh (AP), border of Karnataka. You will not have any obligation in AP. If you want border lands, please contact me. I will help you to get good farm lands as well as commercial purpose land within 120 KMS from Bangalore International Airport.
