Following is the investment hypothesis for KARJAT-PANVEL-URAN area prepared and assimilated by various international real estate agencies.



Distance: Only 1 hour drive from Ghatkopar / Chembur. KM: 75. Traveling time is further set to reduce with MMRDA planning to extend expressway till Sion without signals. Also, with new link roads proposed for Ghatkopar-Kopar Khairane, this will provide further fillip in the next 2 years.


Area: Half an acre of land available for price lesser than a Garage price (Car park in Bldg) in Mumbai. This land will be in your name. All future benefits will accrue to you directly without any transfer charge.




Lifestyle Changes: As opposed to Delhi, Mumbai doesn't have a farmhouse culture. But with increasing lifestyle demands, people are opting for 2nd houses to distress. With increasingly moneyed salary class, this will be a big boost for surrounding areas of Mumbai.

3. Largest Railway Terminus in India : Largest Railway Station in India is being developed at Panvel with 14 platforms. Bombay to Pune and Bombay to South India Traffic will shortly be diverted through Vashi-Panvel-Karjat-Pune. Panvel will be junction For Bombay to South India Traffic Panel and Khandeshwar Railway Station are already opened for Commuter traffic to Bombay.

4. Express Highway to Poona: This international 'Autobahn' standard highway costing 134O Crores takes you to Pune in 2 hours flat, at speed of 12O+ km.

5. Nhava Sheva Port.: All containers shipping being sent through this port. Large number of Container Yards and all port related activities are furiously Expanding.

6. Several Educational Institutes - Medical Colleges, Engineering Colleges, Dental College, and Architectural College already started. Several large Educational Institutes like Bharati Vidyapeth, D.Y.Patil Group, Mahatma Educational Society, Deccan Education Society has already started activities. Tata Cancer Hospital is setting up Research and Cancer Hospital near Panvel. IIT, Mumbai to start Aero-Space Institute nearby.

7. International School being developed near Panvel & Karjat, this school will be conforming to Swiss Standards. Already Canterbury international resident school is doing well in Karjat, another International catering college is proposed in Karjat which claims to be biggest catering college in Maharashtra.

8. Large Industrial Areas: Taloja, Rasayani, Patalganga, Thal, Nagothana, Khopoli. In all these areas large corporate like Reliance, Bhushan Steel, Uttam Galva Steel, RCF, Bombay Dying, Zenith Steel, Hindustan Lever, E-Merck, Float Glass, Patel Eng, Ruchi Soya Oils and BEL are having large factories. Investment in each of these areas is exceeding Rs.1OOO to 1OOOO Crores each. All these areas are in the vicinity of 15 to 4O KM from Karjat. Moreover, Karjat is the nearest city for all these areas.

9. Largest Exhibition Center being developed on the outskirts of Panvel which is about 25 kms from Karjat. This will be much larger than Delhi's Pragati Maidan .Most of the Industrial and Commercial Exhibitions will be conducted here in preference to Delhi. All supporting facilities like star class hotels etc. will be developed nearby.

10. Recreational Facilities Several Clubs, Golf Clubs, Water Sport Facilities, Resorts and Hotels are already developed along Bombay-Pune Road, Bombay-Goa road & Karjat it self. One International Standard Golf Club is being developed in 5OO Acres at about 7 KM from Panvel. Some important Tourist centers like Matheran, Lonavala, Malshej Ghat, Murud-Janjira, and Alibaug are within an hours drive.

11. Karjat has the natural geographical advantage by which it will act as the hub of all the activities around Bombay. Karjat is only 70 km from Dadar, 90 km from Pune. It is in the on route & near Gateway to Konkan, Goa, Pune and all South India from Bombay .

13. Biotechnology Park: CIDCO will develop a Biotechnology Park between Taloja and Kalamboli for environment friendly, bio-industries and related R & D establishments, spread on an area of about 400 acres.

14. Proposed road from new Panvel – Neral – Karjat – Bhimashanker – Chakan(pune):

Already the road marking by the Govt agencies have been done for the route from new Panvel to Neral & from Neral to Karjat to Bhimashanker to Chakan (Pune). Work has already started from the new Panvel side by blasting the mountain. By this the traveling distance from new Panvel to Karjat will reduce by 25 Kms.

15. Nitin .Desai .Studios (N.D.Studio) is also in the Karjat which has the ultra modern film studio facilities in Mumbai where all latest films have been shot. ADLABS Ltd of Mr.Anil Ambani group has taken 50% stake into same @ price of Rs.150 crore & plans to expand the same on the lines of Universal studios Of United states of America

16.Golf course is designed by Greg Norman golf course designers for Karjat in 500 acres

this article is just to bring awareness to the members of the forum that the development taking in this place KARJAT near mumbai in coming in huge way..............
1)so it is a place of better investment
2)place with maximum farmhouses
3)1 hour reachable by rail & road from Mumbai
..........so such developments which are coming in this area would benefit our members.
